Despite the decreases in pending sales, closed sales, and showings year-over-year, the Naples real estate market continues to demonstrate a resilience that is unique among Florida markets.
February saw a sizable increase in the average days on market for homes. This 129.2 percent jump to 55 days from 24 days indicates people's hesitation to make decisions regarding housing and 2nd homes while they wait and see how some of the macroeconomic issues will play out.
Despite the ongoing market uncertainty, median home prices have remained stable. Median Home prices rose 9% compared to February 2022. Prices are flat month over month compared to January 2023.
